Sagging floor support
When a floor dips, bounces or tilts, the cause is almost always in the framing or supports underneath.
In older Sumter-area homes, floors usually sag for everyday reasons: piers set too far apart, beams that were undersized from the start, joists cut by a plumber years ago, or wood that stayed damp until it rotted. A pier footing settling into soft, wet soil can make it worse.
What are the signs?
- A low spot in the middle of a room or a slope toward an exterior wall
- Floors that bounce as people walk across them
- Spongy areas near a tub, toilet, washer or water heater
- Doors that stick, or swing open or shut on their own
- Fresh drywall cracks above doors or at ceiling corners
How do companies fix it?
- Added supports. Adjustable steel posts or new masonry piers under a sagging beam, each on a proper footing.
- Sistering. Bolting or nailing new lumber alongside cracked, notched or weak joists.
- Beam work. Adding or replacing the girder that a section of floor rests on.
- Sill replacement. Swapping out rotted wood where the framing sits on the foundation.
- Slow leveling. Raising the floor a little at a time so tile, drywall and pipes aren't damaged.
Why fix the moisture first?
If the wood rotted because the crawl space has been wet, new supports alone won't last. Ask the company to include the source in the plan, whether that's water and humidity, a plumbing leak or poor drainage outside.
Does this work need a license and a permit?
Structural framing work falls under South Carolina's Residential Builders Commission. The company should hold the right SC LLR license or registration for the scope and cost: a residential builder license for jobs over $5,000, or a specialty registration, such as carpentry, for smaller specialty work over $500. Structural repairs usually need a building permit, and the Sumter City-County Building Inspection Department only takes inspection requests from the contractor of record. Ask who will pull the permit.
We don't quote prices. No two crawl spaces are alike, so the company you're connected with prices the work after someone has gone under the house, measured it and found where the moisture or damage is coming from. A figure offered over the phone before that visit is a guess.

Common questions
Can an old sagging floor be made perfectly level?
Sometimes, but older houses settle over decades and the trim, tile and doors were fitted around that. A careful company raises the floor slowly and tells you how far it's safe to go.
Are adjustable steel posts a permanent fix?
Steel posts on solid footings are widely used for permanent support. Ask about the footing under each post, which matters as much as the post itself.
